Abstract:

Ситуация на рынке недвижимости РА начала ухудшаться в конце лета 2008 года, то есть, почти в то время, когда в США разразился мировой финансовый кризис. За последние годы, предшествовавшие кризису, количество сделок с недвижимостью выросло, за исключением 2009 года, что было обусловено негативными последствиями мирового финансово-экономического кризиса на рынке жилья. В связи с кризисом на рынок недвижимости РА негативно повлияли также падение частных трансфертов и резкое увеличение объемов ипотечного кредитования. Сложившуюся нынче ситуацию на рынке недвижимости РА можно охарактеризовать как устойчиво восстанавливающуюся после кризиса, где налицо множество первичных проблем. Since the end of summer 2008, the real estate market has started reporting poor performance; i.e. approximately the same period when the Global Financial Crisis emerged in the United States and went global. Prior to crisis, the number of real estate transactions had been growing for several years; in 2009, the market reported decline owing to the negative impact of the Global Financial Crisis on the real estate market of the Republic. Decline in remittances (current private transfers) from abroad caused by the Crisis and sharp increase in mortgage lending negatively affected the real estate market of the Republic of Armenia. Currently, the market is slowly recovering from the aftermath of the Crisis and could be described as a stable growth process; however the market still needs to address many primary issues.
